Order Policy / Booking Terms

Scope
These terms set out how a booking for any villa promoted on www.villa-loutraki.gr is made, confirmed, paid for, altered or cancelled. They form part of the contract between you (“the Guest”) and GHDP – Greek Hospitality and Development Projects I.K.E. (“we”, “us”, “our”).

Booking request and confirmation
2.1 Submit a booking enquiry via the Site, e-mail or telephone +30 6970 497 702.
2.2 We will reply within 24 hours with availability, total price and a draft Rental Agreement.
2.3 Your booking is only confirmed when we issue a written Booking Confirmation and receive the deposit (see § 3). Until then, dates remain open to other guests.

Deposit and payment schedule
3.1 A 30 % deposit of the total rental price is due within 3 calendar days of our provisional offer.
3.2 The balance must reach us 60 days before arrival. If you book fewer than 60 days in advance, full payment is required at once.
3.3 Failure to pay on time entitles us to treat the booking as cancelled by you (see § 7).

Prices, taxes and fees
4.1 Quoted prices include VAT, utilities, linen, end-of-stay cleaning and Wi-Fi unless stated otherwise.
4.2 The Greek Climate Crisis Resilience Fee (government environmental levy) is €15 per villa per night and is payable in cash on arrival; it is set by law and may change without notice. bnbnews.gr
4.3 Any optional extras (airport transfer, mid-stay cleaning, chef services, etc.) are charged separately and must be settled before departure.

Security deposit
5.1 A refundable security deposit of €500 is pre-authorised on your credit card 2 days before check-in.
5.2 It covers breakages, excessive cleaning, unpaid extras or breach of house rules.
5.3 The pre-authorisation is released within 5 business days after check-out, subject to inspection.

Changes requested by the Guest
6.1 Minor date shifts (±2 days) are free of charge if the villa is still available.
6.2 Name changes or adding guests up to the stated occupancy are also free.
6.3 Larger amendments are treated as a cancellation plus new booking (see § 7).

Cancellation
7.1 Up to 60 days before arrival – deposit forfeited; balance not yet due.
7.2 59–30 days – 50 % of total rental cost payable.
7.3 29 days or fewer / no-show – 100 % of rental cost payable.
7.4 We strongly recommend comprehensive travel insurance covering unexpected cancellation.
7.5 The statutory 14-day “cool-off” period for distance contracts does not apply to short-term holiday accommodation (Art 16(l) Consumer-Rights Directive).

Check-in, check-out and occupancy
8.1 Check-in : from 15:00 — Check-out : by 11:00.
8.2 Maximum occupancy for each villa is stated on the Accommodation page and in the Rental Agreement; exceeding it without written consent is a breach of contract.
8.3 At least one guest must be 18 years or older and must stay for the whole rental period.

Guest obligations and house rules
9.1 Treat the property and its contents with reasonable care; report any damage immediately.
9.2 Smoking is permitted outdoors only; no pets unless agreed in writing.
9.3 Quiet-hours : 23:00 – 07:00, in line with Greek legislation on neighbourhood noise.
9.4 Parties, events or commercial photography require prior written approval.

Force majeure
We shall not be liable for non-performance due to events beyond our reasonable control (e.g., natural disasters, government restrictions, utility outages). If the villa becomes unavailable, we will offer alternative dates, an equivalent property or a full refund.

Governing law and jurisdiction
This Agreement is governed by Greek law. Any dispute shall be submitted to the competent courts of Athens unless mandatory EU consumer rules allow you to sue in your country of residence.
