Cancellation & Refund Policy

Scope
This policy explains how you (“the Guest”) may cancel or alter a villa booking made through www.villa-loutraki.gr and on what terms any money you have paid will be refunded by GHDP – Greek Hospitality and Development Projects I.K.E. (“we”, “us”).No-cool-off period
Under Article 16(l) of EU Directive 2011/83/EU (as transposed into Greek Law 2251/1994) the 14-day withdrawal right for distance contracts does not apply to short-term holiday accommodation. Your cancellation rights are therefore those set out below.Standard cancellation charges
3.1 More than 60 days before arrival – you forfeit only the 30 % deposit already paid.
3.2 59 to 30 days before arrival – you are liable for 50 % of the total rental cost.
3.3 29 days or fewer, or no-show – 100 % of the total rental cost is due.
3.4 Percentages are calculated on the full rental price stated in your Booking Confirmation.How to cancel
Send a written notice by e-mail to reservations@villa-loutraki.gr or call +30 6970 497 702 during office hours (Monday–Friday, 09:00–17:00 EET). Your cancellation takes effect on the date and time we receive it.Refund method and timing
5.1 Any refundable amount will be returned to the original payment card or bank account.
5.2 We process refunds within seven (7) business days of confirming your cancellation; your bank may need additional time to credit the funds.
5.3 Transaction fees we were charged (e.g., Stripe card fees) are non-refundable.Security-deposit refund
If you cancel before arrival, any pre-authorised security deposit is voided immediately. If you cut short an ongoing stay, the deposit is released within five (5) business days after your revised check-out, subject to a property inspection.Changes instead of cancellation
7.1 You may request new dates for the same villa more than 60 days before arrival. If available, we apply your existing payments to the new dates and charge or refund any price difference.
7.2 Date moves requested 60 days or fewer before arrival are treated as a cancellation plus a new booking.Cancellations by us
8.1 If essential maintenance, force-majeure events or a double booking make the villa unavailable, we will offer (a) alternative dates, or (b) a similar property, or (c) a full refund of all monies paid — at your choice.
8.2 Our liability is limited to the amounts you have actually paid; we are not responsible for ancillary costs such as flights.Force-majeure events
Neither party is liable for failure to perform obligations due to events beyond reasonable control, including but not limited to natural disasters, acts of government, pandemics, wars or major utility outages. If force majeure prevents your arrival, we will offer a voucher valid for 18 months or mutually agree alternative dates.Travel insurance
We strongly advise purchasing comprehensive travel insurance covering cancellation, curtailment, medical costs and personal property. Refunds from us will be strictly according to this policy regardless of the reason you cancel.Disputes
This policy forms part of your Rental Agreement and is governed by Greek law. Disputes may be brought before the competent courts of Athens, Greece, unless mandatory EU consumer rules permit you to sue in your country of residence. You may also use the EU Online Dispute Resolution platform (ec.europa.eu/consumers/odr).Contact
